Since I moved to Miami Beach in 1995, the Mt. Vernon Hotel has stood vacant. Home to pigeons, slowly decaying, and simply overlooked during the last real estate boom, the Mt Vernon has been recently re-discovered. Originally built  as a 36 unit hotel, the Mt Vernon is located within the North Beach Resort Historic District. The plans presented to the Miami Beach Historic Preservation Board (HPB) in January provide some wonderful history about the Mt Vernon, as well as the two  surrounding properties.  According to the plans, the Mt Vernon was the first of 3 hotels built by Louis Levy in December 1947. The Monticello & The Stephen Foster (now the Lombardi Inn) were finished and ready by February 1948, and provided a total of 151 rooms. All three were designed in a Neoclassical Revival style by Joseph J. DeBrita & A. Kononoff, who coincidentally also designed the Tropicaire Hotel in North Beach in 1941 which currently suffers from an acute state of abandonment, hoping to share a similar fate of rediscovery as the Mt. Vernon.

North Beach Historic District

 The  architect, Itec Design, added a third floor recessed towards the southwest corner of the building and Green roof top deck with pool. The Mt Vernon will feature  17 one bedroom units and 6 studios for a total of 23 units. Some of the studios and 1 bedroom units feature connecting doors creating a great purchasing option for extended families. Balconies were added to the south & west side of the building, with 2 facing east over Collins. Two of the units on the third floor  feature a large private terrace. The third floor will also feature a solarium, gym and BBQ area. Check out the renderings below:
